A note on solid hardwood near the coast
Solid wood moves with humidity, and homes a few blocks from the bay or the barrier islands see bigger seasonal swings than homes further inland. That doesn't rule solid hardwood out, but we'll walk you through realistic expansion gaps and finish choices during your free estimate, and for basements, crawlspace homes, or bath-adjacent rooms we'll usually point you toward engineered hardwood instead.

Decades, often 50-100 years with a couple of refinishing cycles along the way. It's one of the few flooring types you can genuinely call an investment rather than an expense.
Not directly - solid hardwood needs a wood subfloor to nail into. Over a slab we'd either build up a plywood base or, more often, recommend engineered hardwood, which handles concrete without extra framing.
Prefinished planks come sealed from the factory and install faster. Site-finished boards get sanded and coated in your home after installation, which gives a flatter, more custom result but takes longer to cure.
It can work in the main living areas, but between guest turnover, wet swimsuits, and humidity, many rental owners in our service area end up happier with luxury vinyl plank for easier upkeep.
